    Ah ok, where do the two cables which are in the backplate go to? please post pics of boiler, cylinder cupboard pipework and wiring centre if possible. And make sure you have switched everything off before removing covers. Preferably also the main switch in the fuseboard.

    I would guess that one of the black wires is going to the old room thermostat, which is turned down. You can test this by connecting the hive to the back plate, turn heating on with hive then turn up the old stat and see if heating comes on. We would have to see how the old stat fires the boiler...

    Hi Angelay, probably one, or possibly more, of the wires is in the wrong place. What is the make and model of your old wireless thermostat?

    To follow MI, you could fit a 16A MCB in an enclosure in the base cabinet below the hob, towards the front high up, labelled "hob", in the cable between isolation switch and hob.

    I just googled cp electrics and apart from a couple of sparky firms there is a lighting shop in Gateshead, your neck of the woods. So might just be a legit question, or rather questions. ;) MET-main earthing terminal, where earthing and bonding cables are connected.

    I would be worried about condensation on the pipes in a cupboard. Is it a Combi? If the system pressure has not dropped (pressure gauge) then it could be mains water leaking somewhere. Do you have a water meter fitted?

    condensate pipework blocked or frozen? Try and find the install instructions and take a look at the fault finding section. is this it http://assets.grahamplumbersmerchant.co.uk/product-docs/16862/16862.pdf Remember to add some inhibitor if you have drained down.

    Just spoke to builder. The insurance company is just providing household insurance apparently, and the carers are employed by the council. He will get back to me with more details tomorrow, but we both don't want the owner to get ripped off, he has enough to contend with.

    Just thought, I am not sure whether the insurance company are providing ordinary household insurance. But it could be that they are paying out on life insurance and are therefore the "employers" of the carers. In which case it could be their duty to ensure the carers' welfare, thus the upgrade...
