    Emergency lighting test for HMO

Sorry Geoff my terminology way off and thanks for heads up that a full discharge could damage them. To clarify my understanding is that a yearly 3 hour test should be performed which is what I intend to do. I think the certificate I have attached should be acceptable for this. It would then be...

    Emergency lighting test for HMO

Hi all Have recently completed three EICR's for three flats within an HMO. I am going back there this week to test the landlord board. As part of this I am considering doing an emergency lighting test for the 4 lights on the stairwell. As such a small install I don't see an issue with me doing...

Extending cables for consumer unit relocation only realistic option joint boxes underfloor boards

Murdoch The main head and meter are being relocated. Its about 4 metres to another cupboard don't ask me why but that's what they want and willing to pay the 4 odd grand to UK Power Networks. The new board will be located here also so no issue with tails. The existing gas bonding is under...

Extending cables for consumer unit relocation only realistic option joint boxes underfloor boards

Hi all I'm aware regs state all joints need to be in accessible maintainable areas. Have discussed options with client and they have assured me they would leave an area of flooring with easy access for future inspection. My thoughts are that if this is agreed with note and drawing located at...

Is this even option....shoot me if not

I hear you onoff if come across like very little respect for landlords not the case but deal with alot of landlords/agents whose views of what an EICR actually is varies widely. Hard not to develop some sort of attitude towards them when alot clearly only care about getting the satisfactory...

Is this even option....shoot me if not

People amaze me. Why should you not be ensured of payment or have to wait weeks on end wondering if so and so is going to pay you. If I have made a commitment of time and in some circumstances financial ones by paying for materials. I do job. I have shown enough commitment thank you very much...

Is this even option....shoot me if not

Not in my book. The agreement is to pay for the inspection regardless of the findings. You pay for the inspection I give you my findings.

Most of mine come direct through email. Never speak to them don't know them from Adam. Most if do have any conversation just assume they are going to get a satisfactory rating. Conversations like oh it's worked fine for years and what do you mean it might take 3-5 hours. For the work I do and...

Is this even option....shoot me if not

Yeah it is mate think only options to either take rad off temporarily or convince her to have some sort of trunking adaption. Give her price for all the other works and price for the sockets and said this might have to be adjusted if more to it. She's as good as gold in all honesty and going...

Lol reassuring to hear Evans. Coming upto first full year self employed now. Spent more time in evenings trying to find solutions to jobs than actually on them I think 😄 bloody maze trying to plan works and stick within regs at times and still miss the obvious. All good though suppose each year...

Ok sorry I got this wrong I thought there was a safe zone at low level and was 300mm. There isn't and is only 150mm anyway

The existing socket is on the adjoining wall. Between this socket is the radiator. I would take cable down from the socket so hopefully within the 300mm and chase above skirting round to new location

Is this even option....shoot me if not

I usually world Murdoch quite a few other works there though including a board change. I think only option is to chase slightly behind the radiator mounts and chase all the way round the room. Will be able to keep it just above the skirting so will be within the 300mm required. I quote for this...
