Got sidetracked today while testing a posh , empty house for the buyers .

One of those boards with all the twin/E,s jammed in a tight bunch , board up against the ceiling , can't see which earths belong to which cable .  

I'm having to pull all the green sleeving off and re-  sleeve  because they have two in each sleeving . 

So kitchen ring has 2 X reds / 2 X blacks and 3 X earths sleeved together.  I pull it off but ,big mistake, leave them bare while I try find the two on the ring .   Reds / blacks are fine  ..earths all over the place.

Tester keeps saying "  Danger ..   Don't test when these lights show"  then goes away,   Steinel shows 50 V  then 24V   continuity...reading to N then clear   then reading to L  in fact readings all over the place  .  My mate,s muttering about screws/nails through cables .

         The first ring was rock solid . 

So , wondering what to put on the EICR ,  I re-sleeve the 3 earths seperately and all the faffing about stops .

The third , mystery one , stuffed in with the ring earths was from the fluorescent lights in the garage by the board and because they were all out of the earth bar and un-sleeved , they were collecting all sorts of crap from the floating fluoro earth and intermittently touching it in this hidden bunch of cable entering the board .....once the lighting earth was sleeved and shoved back in the bar the tester stopped belly-aching and we could go home .
