Good morning all,

with regards to the selling of a house. Is there a minimum condition the wiring/electrics have to be in (specifically earthing to lights)?

Hello Kablinsky....

1/

Buying/selling property there is NO standard that any electrics have to be in.

(there is NO obligation that there has to be any electrics/gas/oil etc.. at all)

2/

Any new work or alterations to an existing electrical installation should meet current regulations. But all existing stuff doesn't have to be brought up to current stanads.... the phrase Reg are NOT retrospective is the point!

3/

A mortgage lender may refuse to loan money on a property they feel is unsound structurally, electrically, plumbing wise etc..

They may insist upon a formal test & inspection to highlight any deficiencies with compliance to current regs.

Then appropriate remedial work prior to releasing funds etc..

Think thats about it!

 
welcome, as far as im aware, Specs is correct, but it doesnt make it right !

but if your the guy buying the house get a PIR done if the cu looks outdated

if the report comes back with code 1's on it haggle for a discount

you would if the surveyor reorded some major issues

 
I put my house on the market a few months back. I was asjked a few questions about the wiring by the people doing the HIP. I didn't tell them much and said it hadnt been inspected. It just says something like 'not inspected' on the HIP. If the buyer had a full survey then a PIR could be requested. Generally building society valuations wont go into the electrical installation.
