    I know it's a factory but I'd have a tester across the supply on the cable and flick off each of the circuits on the board individually (where possible) to see if you can isolate where the voltage is coming from.

    How is the cable fixed? Is it banked with other cables? I know you said you inspected the length of it but you are getting 240V, stinks of screw through 2 cables to me.

    I'm with GH here, sounds a bit on the cheap side to me. No kitchen is a bonus timewise but I would be planning 2 - 3 weeks on a 4 bed detached. Don't be afraid to quote what it's gonna cost the guy to do the job. There are people out there (me included) who would quote plenty more than that...
