Bathroom in rental appartment fails inspection

I am planning on renting my appartment so the agent sent in an electical inspector for that is their policy.

In the bathroom the inspector picked on the 230V electric fan fitted in zone 1 and on the ceiling spotlights. The fan is a standard Wickes unearthed item and I don't know if it's IP rated. The lights are also standard. They are not above the bathtub but not far from the edge (it's a narrow bathroom). The ceiling is about 2.25m.

The lights date back to about 1999 and the fan is circa 2006.

Does this installation contravene the regulations or do I have a leg to stand on?

question i have is why did you let them send someone out to do the inspection when your NIC ????

How much did you pay ???

 
A DI can rewire a house,change a board to the regs but is incapable to spot whats wrong in another installation........
If a DI is that sure of his competence, he can become approved - in fact he can take, and pass the 2391:D - I don't see what the issue is.

Why would you remain registered as a DI if you were competent enough to go the full hit.

You see, the problem is, Domestic installers are....domestic installers, whereas Approved Contractors, and the C&G2391, deal with periodics on commercial, industrial, three phase etc. as well as your domestics.

So, as you stated, a DI can rewire a house and perform an Initial Verification, but thats hardly rocket science, is it. :)

 
Anyone who is competent can perform a PIR. 2391 is just a way of proving that competency but its not a requirement. Little clubs often require 2391 to sign with their logos on the reports but that is not needed to perform a PIR, however the letting agent may require a PIR endorsed by a little club.

 
Agree with Ian - you can be the best electrician in the world and find every fault on an installation, but to some people your PIR won't be worth the paper it's written on without a professional body endorsing the fact that you're that good:).

more facts needed..

ceiling "About 2.25" What exactly is the hight of the ceiling? 2.2m ? 2.3m ?

Where is the fan switched from? outside of zones?

Ring Wicks see if they can tell you IPX rating of their fan?

A 230v fan can be fitted in ZONE 1 if it has the right IP rating?

(IPX4 or higher) Just the same as a 230v shower unit can be fitted.

why not just change the fan to LV with appropriate switching, install correctly rated spot lights and be done with it. Sounds a bit storm in a tea cup to me.

They may already be correct rated?

we dont know exactly how high the ceiling is?
