Hi all,

If there is no fan installed in a bathroom when re-wiring a house, is the sparks obliged to fit one?

I think not, but my mates not sure.....

No, you cannot force a customer to pay for work they don't want done. Although if part of a full rewire an additional fan would be a negligible extra cost IMHO.

Thanks Doc, I totally agree with you, just wanted to clarify where we stood incase they didn't want it.

If the works to the property is a "refurbishment" (and you may have to ask BC if they class it as such), then mechanical ventilation, IAW building regs MUST be provided. Otherwise, it is up to you ;)

Zeespark & KME have already posted that any work involving building control will require compliance to the various building regulations. As Part F is ventilation, I would think these are the Regs that the BC inspector requests compliance with. Qualified electricians should have an awareness of all of the building regulations that may have implications upon their work. http://www.planningportal.gov.uk/buildingregulations/approveddocuments/downloads These documents are also linked in our downloads section. Electrical work is more than just compliance with BS7671.

refub i'm on has 2 bathrooms, both with windows, the BC guy wants fans in both
How big are the rooms and how big are the sashes?

 
Would not the provision of a fan apply to the builder or plumber refurbing the bathroom?

The sparky will be responsible for the safety and compliance of the fan supply, but ultimately he only has to do the work as contracted does he not?

If it is a new build it will require a fan of some sort usually cooker hood that vents outside in kitchen. Utility room will require an extractor fan. Rooms containing bath or shower even if they have an opening window will require an extractor fan. Toilets with opening windows do not need them but if they don't have an opening window they will need one. If its a rewire it really is up to the customer as to whether they want to pay you to fit one. If they won't pay you cannot force them to have one.
