Morning all,

What is the general rule for landlords? Every year or change of tenant?

Am I right in saying its not a stipulation...just good practice?

no stipulation but 'due diligence' is a factor

I do a visual every year plus other tests submit the report with codes and recommendations and suggest EICR next year

if they take notice then great if not thens its not my problem,,,,,,,thanks for the dosh

Thanks theory, just out of interest...what is the going rate for a visual? How long do you spend looking over a circuit and the same for pir ? How much and do you unscrew everything or 50%

But if student accommodation changing every year, a full periodic inspection could be overkill every 12 months. As with all inspection it is ultimately down to what is mutually agreed between client and contractor.

Most landlords I know of leave it untill they get a lot of complaints and something goes bang.

Rewiring a commercial let at the moment for a large property company. Want us to re use old light fittings and spend as little as possible as usual.

The tenant mentioned that the toilet and sink had been ripped out, with much reluctance the agent has agreed to fit a new one in some time.

In my experience most landlords/letting agents are tight as @&5#•|
