MINIMUM Standard of a PIR

Hi Chaps,

A general question for those of you conducting domestic PIRs.

What is the minimum standard you will go to, with regards 'extent' and 'limitations', when conducting a domestic PIR?

The reason I ask is this:

I was talking to a lady who worked for a 'Lettings Agency', touting for work (as you do), and we got around to the important topic of 'price'.

She said that the 'spark' who had been doing their 'Landlord Inspections/PIRs' recently, was charging

 
I`d agree with nozzer - I tend to ask around that for a visual - PIR "as standard" would have another digit.

As for a "minimum" extent (NOT standard, though I know what you meant), I`d do whatever the customer wanted, as long as they were willing to pay.

 
In my experience, landlords couldn't give a toss. All they want to do is pass the buck at minimum cost. Safety? What's that? headbang

 
So we could literally pile on the 'limitations' to fit the price they want to pay?

Does anyone work like this?

There must come a point where the PIR doesn't meet the necessary criterior to be called a 'PIR', if you know what I mean:)

 
Not really. You could be called to a property to inspect a particular circuit, if there are concerns about its safety. Technically, it could be limited to just about anything.

I do PIRs for a hotel chain - 12 months AND 5 years.

the 12 month ones are ONLY for those areas for "public entertainment" - Local authority require PIR before issuing licence (though it DOESN`T have to be "satisfactory"??????) WTF

5 YR is "full" - but we don`t do lifts, security system, A/V system, EM lights, fire system, IT equip, disabled equip, etc. Usually 100% sub-mains, 20% finals - though not always.

The "extent & limitations" MUST reflect the clients wishes; however odd we may feel those wishes are. As long as they`ll pay.................................

i do 70quid for a small semi/terrace.

global IR, R2 on all class 1 items, zs on sockets, rcd, ze and pfc. Takes between 1-2hours.

 
Also, referring to the OP, the lady who told you this is a Letting Agent, which is a subset of Estate Agent, and as we all know, EAs struggle to tell the truth in any situation headbang
