Can anyone give an overview of Part F1 Vent requirements on a new build .

Builder has been told that the house will be sealed and pressurised from the front door . Measurements then taken for leakage.

He has allowed to fit the usual wall and ceiling fans which will of course leak any attempt to pressurise.

Its not really my problem , just trying to help him out .

 
Fans will be sealed during the testing so no need to worry about them.

I was present on a new build recently where the man came to to pressure test it.

All window trickle vents, fans etc were blocked. A big sheet (incorporating his test fan) was sealed into one door frame and he did his tests.

the test is looking for leaks in the structure that will make it energy ineficcient.

He then repeated the test with all vents and fans uncovered.

It was done on a hot day, and it very quickly got very hot and stuffy while it wa all sealed up for his testing.

 
Thanks guys, can I assume then, that fans can be fitted in the usual manner and we don't need to take any special steps .

Builder knows that he needs to seal all holes and plasterer has to seal the dry lining boards such as where sockets are.

Don't want to get too involved myself , with vents , we have enough regs of our own TBH , Builder's problem.

 
We have most of the building regs documents in our downloads area. Or a quick internet search should find the building regs downloads site.

dont really see the point in all this - covering the fans to make it pass a test is like pouring water on an earth rod....

one minute we need the house air tight, but at the same time need hundreds of fans all over sucking the air out

If he needs to do that then the basic structure behind is too leaky. What are you going to do, silicone seal your cable entries through the grommets?

Agree to some extent, but the object is to control ventilation so there's just enough, and not too much. The most energy efficient houses have a heat recovery ventilation system, but having wired two of these now, the constant, albeit low level, hum of the fan 24/7 would drive me nuts.

Now throw a wood burning stove in, and the requirement for combustion air, conflicts with the requirement for sealing.
