Pre sales inspection and report

Hi All,

Tried searching for this topic but no joy. I've been asked to do a pre sale check/report by the possible buyers of this property.

My questions, for those that have done these things, are:-

Is it like a PIR? or just a visual inspection and recommendation?

Would i need to print onto a specific form or just print on some blank A4 with headers ?

And finally how much would a report cost roughly, and would you tell customer that its refundable against any work found that is recommended to be done?

Would PIR as this is the only way to give a proper indication of condition of wiring system.

Would not offer re-fund against future works - you might not get them

I would say PIR is best option too, depends how detailed customer wants really. You could do a visual inspection and a few live tests, EL, RCD etc. You could then give them a quote for any work thats required.

nether inspection is a legal requirement, especially now HIPs is going!

 
To give a fair idea of the state of the electrics it has to be a PIR, unless you walk in, look at the wooden fuse boards with the porcelain fuses and the black rubber cables running up the wall, then its walk out and recommend a rewire. Just charge for 1/2 a day .

 
Thanks for the replies. Spoken to customer and asked how in depth they wanted the report, will wait for what they say.She did mention that they wanted to see if new circuits could be put in, but also said that it wasn't mcb/rcd board so :C i will have to see if she rings me back.
