Hello all.

On a rewire if some one is living in the property how do you go about rewiring? Just stick a temp board in untill all circuits are in or do you try to get the lights on asap etc....

What percentage wise do people want chase/trunking?

What do you do about repairing walls?

And roughly how much would you put in for a bog standard 60's ex council semi?

Oh and what sort of time should be allowd. The only rewires i have done have been empty so nice and easy

Paul I tend to start with the shower circuit (if there is one). I then rewire the upstairs lights from the furthest light back towards the first light on the circuit. The reason for this is that if I need to get the lights back on in a hurry, I can simply tie the new wiring into the old overnight, then finish the next day if needs be.

I ask all customers if they want their accessories chased in, most do.

I am not a professional plasterer, I can patch wall chases if necessary, but I do advise My customers to get a professional plasterer in if there is a lot to do.

What are the walls of this semi? how many points are needed? solid ground floor? position of CU. Unfortunately you cant put a definitive tender in until you have looked at the job very carefully.

If the house is full of possessions, carpet underlay etc, I would employ an extra pair of hands for the job and allow 1-2 days extra.

We've had this before Paul bb , if I took a guess at rewiring a house I hav'nt seen and you got the job and you made a loss , you wouldn't be very happy .

The last one I quoted had a solid ground floor and the whole of the upper floor was wood click flooring . So I allowed a week for the chippy to take most of it up ,all carefully marked, then re-laid. Didn't get the job but then I didn't want it TBH , nightmare.

So here we go :-

1) list all accessories and cable.

2) Get today,s cable price from wholesaler.

3) Tot up and add 20%

4) Carefully guage /guess how long you think it will take you.

Say 7 days at whatever you earn per day .

5) Add Material and Labour

6) Thats your price.

I was assuming there would be a rough price guide for a rewire on a std house with nothing fancy

Did i read some where to allow a day per room?

Or was it 500 per room?

Also take into account motor/travelling expenses/travelling time also time to fill in certificates/testing etc

 
There isn`t a definitive answer. It comes back to, as Deke rightly says, materials and labour. I don`t put too much stock in Acombandy`s link, personally - it has very little bearing on you and your business.

A lot of price can depend on customer, and their expectations. An ex-council house tenant on a low wage will be looking for a "cheap as chips" / "rough as ****" finish (delete as appropriate) ; whereas a more desireable area, with a ms. Hyacinth Bouquet-type owner might want it to look like you weren`t there. Allow cleaning and refitting time. If you aren`t a good plasterer - price having one in to make good your chases, and add that to the bill. Similar with decent carpets, or indeed wood flooring. Either state that replacement is Customer`s problem, or price a tradesman to do it for you. Add that to materials, and what you want to make on the job, that should give an approximate figure.

Paul, if you hav'nt already done it , you need to work out your hourly rate .

Materials are not difficult , just counting really. Cable not so easy , experience is best, base it on your last small semi . ( if you are one of the guys who puts six ring mains in a semi, you're on a loser ) With todays prices , measure the cooker/shower run and get it cut . (100m drum of 6mm /10mm sitting on your shelf is false economy. If you are wiring 10 houses then thats different. )

I think Specs has already shown a workout to get your hourly rate . You start with how much you want to earn , but in this climate it needs to be sensible IMO.

Think about the house now you have seen it , how long will I be in the loft, how long to re-fit upstairs lights. Carry on like that .

Don't rip up too many upstairs rooms in one go , you'll be there till late getting them all back for the night. Do the upstairs lights first ,specially in the winter, so that you can see to work. Shove a plug top on the feed if necessary .

I'm sure you know all this , I'm rambling again.

 
We've got a co. down hare doing 2 man lived in council rewires all surface in 2 days complete, 3 bed semi's!

This includes moving all accessories to comply with, is it Part M disability heights?

Then relocating the CU the same!

 
Bet they're a tad younger than me then . Takes me that long to carry all the tools and gear upstairs.

In fact I could sub all my work out those two and make a good living sitting on my bottle.

 
Quite mate!

I did a job today with my "pet" plumber, we took the bare minimum upstairs for him to start, his kit has to go in first, as it is easier that way.

An hour later I had finished bringing the rest of the kit up and in the mean time taking down that he had finished with.

Mind he did run the phone line for me!

 
I am starting a rewire tomorrow. All lighting, extra sockets rewire kitchen sockets on new circuit. This has been priced at 3.5k out of this remember

 
Some council flats have walls that are hard as hell, lots of concrete and engineering brick. I have spent a whole morning with 2 of us just chasing in a kitchen ring main.

Also sparks I know are re-wiring a council flat per day, in a team of 4 all surface trunking and CU change. Claim to be finishing about 3pm!! Oh and flats are lived in and furniture has to be moved too! Sounds like a top quality finish.
