What code? One CU for two flats!

Hi all,

Just canvassing opinion here.... Situation is terraced houses converted into two flats but the electrics remain as original. So I have two PIR's both flats where only one tenant [ie the downstairs one] has access to the CU.

I have have coded as 2 on the basis that there is no safe of localised means of isolation. Apart from this there is the obvious problem of a trip and the upstairs tenant will have no access to reset the trip if they can't get in downstairs.

I have told the LL he either gets the properties rewired or has the CU moved to a common access point.

What do you think?!

Are they completely independent tenancies, locked and secured from the other tenant in the property? How do these two independent tenants pay for their electricity? What happens if one tenant uses excessive amounts and the other uses negligible? Sounds a bit unworkable to me.

So are the accommodation areas Locked off from each other? Or is it like Student accommodation where kitchen and bathrooms are communal?

Hi,

Sorry should have put that in. No they are completely independant flats with the only common area being a common front door and hallway.Each tenant has a key to their own accomodation, which is self contained with bedsit, kitchen and bathroom.
