Im currently in the process of buying a house. I've had a full survey done and its come back that it will require a new consumer unit being put in that is up to the current 17th edition standards. I was wondering how much this would cost and if this is something that we can ask the sellers too pay for as im assuming its to do with safety.

anywhere between 3&500. maybe more depending on location & any other work needing done. best to get someone local to come look at it and give an estimate

If  I were you and I really , really wanted the house  , I'd probably deaf it out  and worry about it next year after I was settled in .

Main things when buying a house  are damp,  subsidence ,  roof  , woodworm .

If it concerns you then, as Andy says,  get a quote locally .     Judging by the board , which is a flush  Wylex  with the fusewire carriers replaced with reto fit  MCBs  so I'm guessing the wiring will be in Red & Black  and there will be no bonding to incoming  gas & water .

Presume house was built in the 1960's  ?

Thanks was just wanting to get a rough idea if it was going to be an expensive job so we can knock house price down a bit. as far as were aware house was built 80s 90s

Mmmmm

BUT isn't that a 'two colours sticker'?

so,if any additions have been done there 'should be' bonding tomgas and water, and also quite feasibly RCD protection!

i bet there isn't any paperwork,either

I'm begining  to think all this paperwork  is  smoke & mirrors  .  A house went for sale ,  they had an EICR from us  , 6 months  old ,  showing no great problems  .    It was  poo poo''d  by the buyers , estate agents  & solicitors  as irrelevant  and they wanted one by their own electrician .

The question would be who do you trust ?

the sellers spark?

the buyers spark?

tricky one that....

but i normally suggest the buyers get the EICR done....

I'm  equating it with the MOT on a vehicle .     An inspection has taken place by a reputable contractor   or its new work  which has been tested , certified & LBC notified  by same .       So it would seem that its only good for ten minutes after it was signed  and now we all demand our own version .

Heres a car with an MOT ,  but I don't trust that , I want it MOT'd at my personal garage.

New Gas boiler fitted but don't bother to test and Gas Safe it  because I demand my brother in law does it .

May as well fill 'em in and feed 'em into the shredder.

Nope there is no paperwork, by the looks of it the guy who lives there has had nothing checked, serviced etc since living there and knows nothing about the property. Were going to get an electrician out to look at it before signing anything I think purely because he's clearly not looked after/checked anything  - the boilers old, he has no idea when it was put in and again not been serviced. I have a feeling it may need more that just a change of unit.

What does it say on the yellow sticker?

it is too blurry to read on my screen

Its a mixed warning sticker I have some somewhere just like that, so small you can hardly read them.

My guess its an ex council dwelling, flush mounted wylexus \ typical layout of circuits: cooker, sockets, immersion, lights.

How I dont miss domestic work, bet its a rats nest in there!

Not RCDs  Bluey   ..they're plug-in MCBs  .

The  rewirables have been exchanged  and the cover thrown away  .

I've reliably been informed by a builder, a decorator and an interior designer that they are infact RCD's, they know because they done their own electric once.  ;)

Weirdly the cheapest place to buy them used to be B&Q, they were £8 A pop now gone up to £12, possibly because of brexit or the 18th edition.

Next cheapest is screwies, did have a wholesaler trying to sell one for £20, told them to FO and never went in there again!
