Eicr Recommendations.

Afternoon all.

Would value your opinions on the following.

We carried out an EICR on a new property wired 3 years ago.

Various problems identified such as labelling & missing blanks etc.

I also noticed there is no heat detector within the kitchen. There are 2 detectors one in the hall and one on the landing. Should there not be a heat in the kitchen to satisfy building regs?

Also there is no extractor fan within the ground floor toilet, again as far as I am aware, there should be one to meet building regs?

As these are not electrical faults as such should I be mentioning them in the report?

You can NOTE other problems, but they should not be given a code unless they are electrically unsafe

you are testing the work to 7671, not building regs.

A room with just a toilet, does not need an extractor unless it does not have an opening window.

It's only rooms with a bath or shower than need an extractor (and kitchens and utility rooms as well)

One smoke per floor is often enough. It must have passed building control when it was built so it's okay.

So all that's wrong is missing blanks and labels. IMO it's just as quick to fit them while you are there, rather than leaving them and "failing" it.

I fitted blanks & labels before I left. As you say, it would probably have taken me longer to input the deviations rather than just fit the blanks & labels.

Which is why I thaught a heat detector should have originally been installed, but as you say if it has passed building control's inspections, then it must be acceptable in thir eyes.
