I'be just been to look at a job and my prospective customer would like the extractor fans in his bathrooms etc switched seperately to the lights from outside the room.... Is this ok for building regs? Or does it have to come on with the light/occupancy/humidity sensors?

If they're not allowed to be switched separately then does anyone know of an extractor with an "on" time delay (about 1 min) with run on?

 
Building regs just state the extract rates required in each room, not how they will be switched.

I have my bathroom fans on their own switch, and the (required) fan in the utility room has NEVER been turned on,

 
No different from having a fan with it's own pull cord.  So yes you can have them switched independently of the lighting.

 
Remember that the building regs ventilation guidance also differs where there is an opening window. But the windows never have to open automatically when someone uses a room. I understand it to be that there must be a means of providing the required ventilation which can be controlled by the user as and when it is needed. If there is no fan or window then there is no option to use be it manual or automatic.

If the bathroom has a shower cubicle, I often wire the light over the shower AND the fan on one switch, and the remaining lights on the other switch. This way when the shower is used the user will almost certainly put the light/fan on!

 
My house has fans on separate switches and it means I can leave the fan on long after someone has vacated it.

 
A tip for rental properties. Put fans with timers on with the lights and don't give them ANY way of turning them off (no fan isolator switch).  Tenant WILL turn the fan off if they can, then complain to the landlord about damp and mould.

I think. I stress. I think that is against regulations. If the fan is on with the lights it should have a means of isolation without turning the complete circuit off.

Yes, but you can install an inline fan and then the isolator will be in the loft so it is unlikely the tenant will ever find it.
