A friend of mine has bought a house in Manchester and is planning to rent it out. We both live in Swindon. I advised him to get a EICR done. Not knowing any sparks up there he went with the estate agents sparky. He is NICEIC approved.
My friend showed me the report today to see what I thought, as it is unsatisfactory and requires remedials.
Firstly it was on the old documents - PIR.
Secondly the inspector has listed limitations. No R1+R2 and no Insulation Resistance tests.
I asked my friend if he had agreed to this, which he hadn't.
I looked at the test results. There are 6 circuits. The inspector has only tested Zs on 3 circuits and done the RCD tests! The other 3 Zs results he has printed UTT (Unable to test?)
Everything else is limitation.
On the Schedule of Inspections he has ticked the box for presence of cpc??
The list of remedials looks reasonable except one item which is code 2.
This is listed as:- Circuits 1 and 6 polarity problem unable to test??
If my friend was to go ahead with the remedials then he would end up with a satisfactory report (on the wrong paperwork therefore not complying with BS7671:2008) and with incomplete test results.
I'm not confident for him to continue with this bloke.
Seems to me that he's wasted good money paying an Niceic approved contractor who he should be able to trust.
