Sorry to latch on to this thread with something unrelated, but i can not for the life of me find out how to start a new one.

I need help, i started doing a job for a friend of mine that owns a 14 bed b&b he is trugling at the moment so is having the wiring done a bit at a time.

My daughters boyfriend at the time was a qualified spark, but he is out of the picture now, he put up two new boards, both twin rcd and started a few circuits.

I have carried on with the wiring as i am very experianced and also have a couple of years school behind me now.

Thing is i do not want to do anything elegal, if i finish the work can i get a test inspection done, with him gone i am no longer supervised.

Need advice please

Well from an official point of view no-one else will be able to test your work and issue an EIC which will be required to officially sign off any new works.

You could get someone in to do a PIR when you have done, but this would be unacceptable if an EIC was required for building regulations compliance or similar.

It all comes down to why the work is being done and what it is covered by. I would say that if you are still inexperienced then rewiring a 14 bed B&B may be a bit beyond you, if you were able to do this work satisfactorily then I don;t think you'd be here asking these questions. Your next move would be to find someone else to continue then works so they can then issue an EIC as required.

True but who is going to want to take over partially done work like this?
Well I probably would, depending on what the state of the wiring was like that had been done so far. We'd all do remedials on some dicey installations, can;t see a new partial install being any\much worse TBH. But then, I tell it like it is and walk away from a lot of jobs, take it or leave it sort of thing.

When you say you are experienced..

what level of qualifications or training do you have?

what test equipment do you have access to?

If suitably competent you can test and certify your own work.

BUT..

the point I would want to confirm is..

as this is a B&B are there any specific insurance requirements stipulating standards or levels for periodic inspection and/or amendment certifying?

Would an insurance company accept an electrical contractor who is not a member of an approved contracting body?

also

Is your public Liability and/or professional indemnity insurance suitably high cover for non-domestic work?

Our own house is run as a B&B and really all you need for that is commercial guest house insurance that covers your public liability and employers liability.

Otherwise you don't need to do anything different. There are no specific mentions in the insurance about any particular things the wiring must comply with for example.

So from that point of view, it's "just" normal domestic, but on a larger scale. I would expect a 14 bedroom house to have a 3 phase supply for instance, but that in all probability is submained to a number of single phase DB's.

I assume because at least part of the house is residential that Part P still applies, so any work you do will need notifying to LABC.

If the B&B is more than 3 bedrooms (ours isn't) then you also need a fire certificate and you will have to install a fire alarm and self closing fire doors.

The kitchen may also be subject to inspections by environmental health and may have to be of a commercial type and standard, again ours only being a small b&B is exempt from that.

So you are hoping to save money, fair enough, then offer to mate for another spark so you can work along side a qualified person and they can see what you are doing and have confidence in the work thay are certifying. Please don't go down the I can do it route - I know far too many builders who think watching makes it possible for them to copy. Plus as a commercial premises you are liable under the Electricity at Work regs to provide safe working conditions and safe electrical systems for people to use - you need to be insured and no insurance company will cover an unqualified sparky, or their work. :yellow card

 
I do work for a number of guest houses here on the suffolk coast and as has been mentioned they vary as to Insurance requirements for PIR, PAT, Fire alarm and Emergency lighting certification, however the Local Council Enviromental Health and safety did a blitz last year and required all to have all of the above. They also did a vist on local Hairdresses and insisted on all to have PIR and PAT, even an understanding of RIDDOR!
