Evening all.

Been asked loads before but here goes

Ive just been given the opportunity to quote for 14 new builds. (couldnt ask for more at this moment in time!)

Having never had to quote for a new builds before this is gonna be a steep one.

The build consists of a mix of terraced, semi and appartments. All to be completed in stages.

The builder is asking for two prices. Materials and labour.

Materials is easy, got the specs but labour? Do you guys price per point, if so how much?

Discount for all 14?

Ive never had to quote for anything this big. Just stick to rewires and small stuff.

I work on 1 hour per point, at least on average that's how long it takes me working on my own to first and second fix a new build.

 
I do a per point rate on new build, for lights and sockets 1 to 1.25hrs per point, 7m cable, then add, back box, accessory,

 
Sorry to thread jack, but Pro Dave and Ian932: I price in the same manner as you. I'm curious, what allowances for time per point do you allow for rewires? Both occupied and unoccupied.

 
Hi. Chris K, can't really help with prices without seeing the drawings . Only you will know how long they will take, ( how does 6 days for 1 man sound, 1st & 2nd fix+testing ?)

As I have said in earlier threads, beware of builders, insist on stage payments, (say each complete unit) .

And find out if the builder will be withholding retention money from your payments . I would guess that he will be. If they are then expect to never see that money , make sure you add to your quote whatever the retention % is.

Also be mindful that the work may keep stopping and starting , especially in the present financial climate.

The thing that would concern me with this, is whether the job is too big for one man.

Let's take a pessimistic view of a low spec house with a total of only 100 points. That's 100 hours or 2 1/2 weeks per house. With 14 of them, is the builder really happy to spread the work out over 35 weeks?

Personally I would be uncomfortable with the pressure you might be under and personally would consider it too much to do in one go on my own.

 
I work alone and have quite a few customers. Problem with taking on a job like this you will not have time for anybody else so if you do get job make sure its worth your while because if its finished you will then have to build your customer base back up. Good luck though sounds like it could be the making of you as long as builder is ok.

I'm not sure this working out a job on timer per point thing is working going on the above. For the average 3 bed semi with reasonable spec I would say 5 days ish total.

Yeah sounds a big job. just trying to get my head round it all.

The build is going to be done in stages, Apts first, then semis...... so it all wont be lumped on me in one go.

The builder wants to purchase all the materials himself in one go. He thinks he can get a better discount this way. Good as im not exposing myself to the outlay (although i do have accounts with wholesalers with good terms), bad as i wont make a percentage on them!

Ive worked with the builder a few times on different jobs, big and small. Never had any money issues. Always pays when he says.

Had a busy weekend so not managed to have a good look at the plans yet. Ill pop back with some figures later see what you lot think.

After reading your last post, Chris, the job has a much better "feel" about it . You are much safer with him supplying the mats , I'd go for it , if you can't keep up you can always pull another sparks in .

Its not big , Chris, its one unit at a time . Only you can do this, sit down, study the drawing and spec for the semi, list it out, ltg-power- cooker- bonding- CU- fitting out-testing and labour each item. Remember its 2 fixes. Are you wiring the heating controls ? Don't forget the smokies. Cover everything and you should arrive at a reasonable labour figure .

The second semi you do will go quicker than the first as you iron out the wrinkles.

Then do the same for the apartments. Don't forget the communial areas, is there a door entry system. Then do the terraces , don't let the size of the job throw you, its just one house at a time .

Morning,

The builds as it turns out are not `luxury` ones. Basic spec minimal sockets. There are 9 smallish three floor jobbies and 5 apts.

Ive worked out from the plans + spec in total for the whole site there are 841 points (soc,pendant,switches all 1 point each),

All labour only

Price the build @

 
That sounds about right for labour. Don't forget to price the parts, or is the builder supplying the kit?
Builder is getting parts. Like i said. Good i haven`t got the outlay and risk, bad i cant make my 20% on bits!

Should i quote a bit higher to allow the possibility of being knocked down a bit?

add a little on that youd loose in materials

also make it clear that you give no warranty on materials not supplied by you, and that if anything is faulty & needs returned, you will be charging for time to remove & refit etc
