Smokes in HMO communal space

Had one of those daft discussions today, would smokes install in a communal landing(s) of HMO be notifiable, even though a MWC

The type of certificate is irrelevant to whether notifiable or not..

e.g.

add a socket in bedroom MWC no notify

add a socket in kitchen MWC do notify..

anyway .. your smokes...

Is it a new circuit?

or an extension to an existing circuit e.g. supplied from the lights.

A landing is NOT a special location so no notify needed cuz of landing

Smokes are NOT notifiable so no notify needed

NEW circuits ARE notifiable.

you need to check pages 8 & 9 of Approved Doc P when in doubt!

 
I thought part P was for domestics,Hmo are liciensed premises which could be argued as being different

 
We dont have part p in scotland but i've worked with HMOs here since they were first introduced and they have there own requirements,amount of sockets per room,PIR every three years etc .Things you dont have in domestics.If you dont comply ,you dont get licienced.

If people live in it, it's domestic, including flats over shops & pubs, and the shop itself if the electric supply is shared (as in same meter)

Addition to e.g. wired into existing lights, yes sorry the debate was not over if a MWC

Just that I have a list that says communal areas e.g flats are notifiable, so an HMO where each bedroom door has a yale is still a domestic or could it be classed as flats due to the locks?, or the lack of kitchen or wash basin per room the defining part?

As far as the TV Licence people are concerned they are seperate if the doors lock with a key - ie need a licence each!

 
Your talking communal areas for bedrooms - domestic. Doorlocks are to segregate house into private rooms but in essence is still a house hence HMO category. Flats are self-contained.
