I went to look at a job yesterday and would like your thoughts/ideas. It is an empty property (Ex Council) i think, three bedrooms, front room, lounge, Kitchen, downstairs loo and a bathroom.

The guy asked me to give it a look over before he moves in and basicaly all wiring looks in good order the main board is TT earth with two incoming fuses 1 to cover a split box for night storage heaters econ 7 and the other for the general electrics which is 1 80a RCD covering 1 wylex 6way 1 wylex 4 way both old rewired fuse type.

None of the sockets, switches and ceiling rose's have earth sleeving on them but apart from that i can't see anything wrong.

My thoughts are to change the old Wylex boards for 1 17th split board and sleeve all sockets lights etc. I have a cost in for the change of boards but not sure how much to charge to carry out the earth sleeving as I cant think how long it would take and any problems that might crop up while doing this.

What do you think regards time etc

What I normally do in such cases as this is firstly establish r1+r2 on the lighting circuits if thats fine there will at least be a continuity of earth. I would price for the cu change and upgrade of main bonding plus the extra labour should the customer agree to sleeve all earths. If the system is TT then I would make sure there is a good earth and that there is an available inspection box/cover for testing and maintenance. There is no need for a type s 100ma rcd main switch providing the cu is of all insulated material.

Main problems when sleeving earths are broken back box lugs, cross threaded screws, plastic light pendants brittle with heat and break when you remove them. So price for the labour plus explain that if you need to replace any broken items they will be charged for seperatly.

 
Thanks Green-Hornet you have just confirmed the way I was thinking re the replacement boxes/fittings etc, however I was going to get the board to take out the RCD and replace it with a isolating switch, that would enable me to work safe while changing the cu.

 
I would like to think that but was put off by what i might find like earth lugs breaking off/back box lugs cross threaded and ceiling rose's welded with age and paint etc, but will go for it !!!

If you think the ceiling roses look quite old...

chances are the actual lamp holder bit has got plastic shrouds, (wot hold the lampshade fits onto), that are a bit worn/cracking/perished due to heat from the lamps, maybe even some bent up lugs around the bayonet holder?

personally I would recommend to the customer to stick new pendant & rose's on.. allowing

I had thought about changing all the Ceiling roses for new ones with pendant and that way they would all be the same throughout the property.

Go for it! as said the cost is negligible in relation to the benefits.

and IMHO they will be safer... you can bet the flex cord is pulling out of some of them, and new roses will have nice new stronger cord grip to keep all them dangerous live wires inside their roses & lamp holders! ;)
