I have had customers not like LED down lighters   hope this is not the case with yours

Funny you say that, they are an older couple and the would prefer not to have led. It's in a hall way and has accommodation above it so I thought fire rated.

Is this a separate "family" type accommodation, above a shared hallway?

As in a HMO?

I haven't been into the property yet but it looks to me like they have converted an integral garage into a granny annex and I think a bedroom is above that.

still single fire compartment by sounds of it, ergo no fire rating needed. LED has improved no end, get down Denmans and purchase Megaman 6W Lamps along with cast white twist lock fittings - they keep a few of them in for me.
