EICR for flat

I just want to check as It's the first time I've ever done a EICR on flat.

I went to do a EICR for a friend who's bought a flat that is inside a care home.

I am unable to verify the supply characteristics and what the earthing system is for the flat, as there is no access to where they are. The only thing I have access to is the CU and the meter. I take it I should just put that into the limitations?

yep, as long as the person ordering the work agrees to that limitation.

I do quite a few of these type of jobs for LA, where the switch room is remote and no access,

in limitations I state this, then in comments state the type of earthing I have been presented with, [usually TNS], is what I have recorded in the supply characteristics box.

sheltered housing, I think, is the preferred term they like to use.

Yep, agree with steptoe. I find this quite often, even in posh blocks of flats where either the agent or occupier haven't got a clue where the meter room is or its got a padlock on as it very often doubles up as the cleaners cupboard.

If you pick up a few of these jobs its worth buying a set of FB keys as switch rooms etc are supposed to have these types of locks.

I believe that the local authority may even supply you with a set if you ask nicely.

I have just added a fb drop key to my collection which is another very handy item for the tool bag when working in flats etc

If i pretend i cant speak English they will probably give me the keys to every flat in the block & say take your pick.

Slips if u put a bit of boot polish on ur face at the same time, and sit there and say no englaise, house please theyd probably give u the deeds to the entire lot! lol

All periodic inspections have agreed extent and limitations to be inspected and tested. There is no requirement to always access the whole installation.Doc H

Although used in public places by councils etc, very insecure as there are only 2 mortice keys FB1 & FB2 and 3 padlock keys. FB 1, 11 & 14. FB14 is a yellow padlock reserved normally for gates etc, FB 1 normally electrical cupboards. You can buy these on line or over the counter in any key cutting shop.

There are 2 more key numbers but i have never seen them used

slips, I have 9 keys and a drop key, usually of little use in council/sheltered properties though as someone has lost/forgotten the key and simply breaks the door and bangs any old padlock on,

saying that, I think Ive only used about 4 of them in the time Ive had them,
