Evening guys/gals, im hoping you'l be able to help me out.... Here is the situation.... I rent a house and have 12 month contract through the estate agents.. but I dont think the electrics are up to scratch to say the least. the house was built in the late 50's and I belive it is still the original wiring!!

The sockets and wiring look in pretty bad shape, If i lived on my own then I wouldnt be too worried but I have a wife and 2 young kids. As a firefighter im constantly worrying about the wiring.

what i want to know is, Do landlords have standards that they must reach before they can let out??

Any help much appreciated ;)

 
Any property that is let should have a valid electrical safety certificate or periodic inspection report.

You should ask your landlord for a copy of this.

He has an obligation under various acts to ensure the safety in your home.

The Electrical Safety Council have more information on their website and is for house holders and landlords.

Before confronting the landlord read all the info so you know your rights.

there should be a electrical inspection every 10 years or every change of tenant regardless.

not per say, as such.

but, i think, and only think,

that they would be required by law to ensure the house was in a habitable state,

this would IMO include the electrics being of a safe standard,

usually by means of a

Periodic Inspection Report, PIR.

I don't know if it's law yet?

I know they've been talking about it.

Some insurance companies insist on it.

 
there is no law for landlords to have them checked

like the hips doesnt contain a requirement for a pir

like people dont know what part p is

and cowboys dont ride horses anymore

i saw 'homes under the hammer' today and this guy made a point of saying he has had all the wiring checked out by an NIC Approved Electrician

why not say 'A Qualified Electrician'

the house had two double sockets wired via suface trunkling between them

he said it was dangerous and had it removed

the landlord

who was late 50s and was at college doing a course so he could do all his electrical work !!!!!!!

it was unsightly but run along the top of the skirting board

As previous posts say landlord is under no obligation to have a PIR carried out, but there's nothing to stop the tenant having one done and giving the landlord a copy. Might actually find that it is satisfactory, just because the installation is old, does not mean it is unsafe

 
i missed the 'who' out of the sentencei was getting carried away with my rant !!!!!!
easily done especially as firebrad states the young ones are at risk and someone putting profits above safety always gets your blood boiling.

maybe andy c and his paintball army could head over there and release some tension on the landlord. :p
