Help quoting for a property maintenance contract please chaps!!

I have to return a quote for the following maintenance contract and would like some help/pointers/ideas on rough costing allowances, they would also like a call out fee and per hour after charge, for when lamps need replacing, kids smash the light fittings etc.

Im based in Essex, my usual rates are

 
I would say most of essex is in the same rough ball-park as london(with exception of central london, square mile etc, silly money!) but a little on the cheaper side as parking/congestion etc is not as much of as issue

Yes this is a local job for me and i really want it, the local call out fee is around

 
id price as per eml contracts,4 visits per year with 1 being a 3hr test,bear in mind on the 3 hr tests most firms dont expect their spark to sit around for 3 hrs,its in test and off to do other jobs then back to check,i know jobs with 30-40 eml's maintenance contracts being around

Welchy ....ah I see it now .... OMB =One Man Band .

I think heating guys and sometimes plumbers can demand that sort of money, I don't believe Sparks can TBH ... if you go in too dear they'll go with someone else .....on the other hand we shouldn't sell ourselves too cheap , in this climate look for continuation of work, regular albeit smaller cheques coming in .

Half of my wholesaler's customers are sitting at home , as will I when the Great Warwickshire Farmhouse is finished .

That contract is well worth going for on the face of it , and the developers appear to be professional in looking after it .

Yes most of my work since xmas have been small jobs TBH and i have been quieter than usual but ive allways seemed to had a big job on the go over xmas the last few years, but this year i finished every thing before xmas, i have just won a local unoccupied rewire and a re-re-wire where a 5ww has had a totally hilarious attempt at re-wiring someones house got half way through and done a bunk, leaving her without lights in most rooms and no heating/hot water (put 13A fuse in FCU of boiler controls for combi, wired L+N across stat and BOOM! no more boiler CPU!) but thats another story!

My only comment, is that if you are a one man band, then that lot looks like it could well be too much for one person. I don't think I would tender for it for that reason.

Interesting that you are also quiet work wise. I truly believe we are now back in recession. It's not been this quiet since 2007. At least my builder friend told me he has a new build coming up in a few weeks, so it's not all doom and gloom, but just ticking over on small jobs. It's funny how it has turned so quick. Up until Xmas it was a good year, but it's almost as if the tap was turned off on January 1st.

I'd have thought it ideal for a One Man Band (OMB) to be honest (TBH) a large or medium contractor would charge a fortune to look after that area.

And Dave .... Its a recession .... take it from me .....I've been working since the 60s and its never been like this .

As I've said before on here , I used to look after 6 printing firms and one or two engineering firms , two nut, bolt and screw makers , four builders , a large Law firm and a project & development property company , a car body repair shop and a large plant and tool hire company plus helping another sparks .

I now have left, 1 builder ........1 Print company ( virtually stopped spending) ....1 Law firm ( also stopped spending) .

Good job I'm an eccentric millionaire who drives an old Escort Van to avoid drawing attention to himself.

The job is only for the landlords areas and car park lighting etc not the flats too, one visit per block per quarter plus a call out every month for the emergency lighting tests at 2x blocks, i have worked it out as around 5-6 days to do a walk around maintenance check for all the blocks including some time for repairs, i havent actually seen the blocks in person yet but have on google earth, and can see their rough size!

so with any call outs thrown in along the way through out the year thats around a months work to maintain the blocks for one man, i think i can manage this, and would ideally like to employ a trainee soon again if things pick up and would like to pass this on to him when he's ready

I have been on my own since 2004 and have to say have been working at least 5 normally 6/7 days most of that whole time up until mid 2010

now i seem to be really busy for a few months then quiet for a month then busy again then quiet, my turn over is down about a third since my

2009 accounts, i am just glad i started out when i did and didnt leave it like i was goin to, i pity anyone starting out fresh nowadays!

 
I thought the contract included maintenance in the flats as well, that's why I thought it was too much for a OMB. Best of luck.
