Hi Guys just a quick question, I was asked today by an estate agent if i can provide Landlord Certs for the properties they rent out.

I am not a time served fully quallified electrician only Part ' P' Compliant and confident at the work I do. I have not seen or heard of these unless we call them something else??

Landlord certs, or periodic inspection reports as Apache has pointed out abbreviated to pir,is an inspection of the electrical installation of a property that is exsisting and has you find it.

The pir takes the form of both a visual inspection, which can point out things such as a broken electrical fixture, to the testing stage that can point to an electrical failure in an installation.

Periodic inspection is very much unlike initial inspecting in the way that building a car is not like fixing it.

You have to have a good and reasonable knowledge to understand the readings you get on the inspection, and be very vigilant in your visual inspection.

 
I thought that would be extra and only if they asked for a PAT test to be carried out, but I will stand corrected if I am wrong Pray

I think that is the very reason you need to clearly agree with the your client exactly what your "landlord" cert includes....

One persons expectations may not be the same as others.

e.g

Visual only,

PIR only,

PAT only,

Visual & PAT,

PIR & PAT.

there could be quite a time/cost difference in what you do -vs- what customer expects? :(

 
im still waiting on 2 estimates to come back.

When you fill out the form, in the box marked reason for PIR, just put Landlord's Safety Report or something similar. You should also stipulate the Limitations, ie. no dismanteling or no lifting of floorboards.
