What tests do you offer on a basic landlords periodic as aposed to a full PIR?

 
I offer a cut down PIR which basically gives a visual inspection, IR testing on all circuits and loop test on ring circuits, earth and bonding testing, and correct polarity on all sockets, but not R1, R2 testing on all circuits. I.e I do all the easy tests only.

That IMO is enough to to satisfy the installation is safe and can usually be done in no more than 2 hours offering a cost effective but reasonably cheap report.

I work on the basis I am just trying to prove the installation is safe, and not trying to prove it meets all current regs with regard to volt drop etc.

The visual bit is probably the most important, like the one I did yesterday where I found a 5A flex feeding a supply to the garage that I disconnected immediately, and the loft lights were just plugged into a 13A socket not even screwed to the wall (I'm going back this afternoon to fix the socket and rewire the loft light) I also found a recently added 13A socket high on the wall for the flat screen tv with no earth sleeving.

I just charge by the hour, so by omitting the more time consuming tests, it will be at least half the price of a dull detailed PIR.

 
Would you not say an r2 test to every class 1 light and switch is a deffinate for safety?

Yes I would agree with that.

The house I did yesterday (and am about to go and do the remedials) had all class 2 lights and fittings.

I would expect any electrician changing the switches or fittings to do r2 tests when he changes them.

By the time you've done that you might aswell finish the job. I work on the basis that its half a days work, but will fix trivial things whilst I'm there eg no 'mixed wiring colour label', holes in back boxes etc.
