Hi

Ive been asked to give a certificate to a flat above a shop being rented out. Im going to do a full PIR and do 100% test as its only 6 circuits and have already had the go ahead at

 
I always test all circuits (though often omit L-N IR on lighting circuits, etc.) but sample inspection of accessories (normally state 10% but inspect more) but as Andy says, always discussed beforehand and listed in limitations.

 
NEVER put 100% on your cert though,

you can never be sure you have found some elusive hidden socket in the loft or some such place,

I only ever put >80% at most,

but in general it is accepted to >25% as per NIC anyway.

 
100% test 20% inspection more if problems found in the 20%
keep it about 20% regardless

mark it down for remedials if there are problems

you could be there all day !!!!

The board at this property has lighting circuit and em lighting on mainswitch (not rcd) and the rest of the circuits covered by rcd. This is a code 4 right?

 
Intersting question M4tty , to me there is no problem with that , its merely a 16th ed installation, which was, until 2 years ago , the bees knees, the dog's ballcocks . I don't think we are suddenly coding such jobs , there must be millions.
