Hello all,

Has anyone ever put together or does anyone currently operate a maintenance contract for landlords. I'm looking at putting one together to include labour and parts for failed fronts such as sockets lightswitches etc, PIR's/visuals etc and PATing, repairs when tennant puts a nail through a cable and all such things.

Looking for any advice from anyone who has/is doing this regards to the t+c's, experiences of doing it i.e good idea or not etc, also I've got a price per month in mind but what do you guys think I would need to charge to make it worthwhile and that would sell to people. There are a lot of rented properties near me (Down my road of approx 80 houses I estimate half are rented!!).

The danger is if you state a fixed price to change a faulty light switch , say, but the occupier is never in when you call ,loads of wasted time. I would rather discuss with the landlord to take each job on its merits, but that you are willing to make yourself readily available.

As we all know ,most times its not as simple as we think.

You could offer to carry a comprehensive stock of replacement accessories, perhaps, to reduce running about times, but a form of fixed contract worries me TBH.
