Split house into flats

Hi guys,

I have a question on the validity of a clients requirements.

Terrace house split into two 1 bed flats with separate entrances.

The client wants to put a new cu in the upstairs flat by running new tails from the original meter. The circuits for the upstairs flat would be 1 x 6a lights, 1 x 32a cooker and 1x 32a ring.

Although I haven't seen it yet I would expect the original supply to be 60amp.

He will split the bills to each tenant (Gas and Electric).

This all sounds like a bit of a bodge to save the cost of a new supply.

Any comments?

 
Seems ok you would need to put sub meters in to calc what each flat is using or ones that you put money in.

Good morning edelect, welcome to the forum.

If you've looked around, you probably noticed some of our members prefer daytime, others are more nighttime people. But they are a good bunch, so watch this space and I am sure you will have a few helpful replies.

providing they have no electric shower and gas cooking, then there probably wont be any problem with overloading the main supply.

EDIT: but if they both have cookers, and cook the dinners at the same time, then boil the kettle, the fuse may get warm...

 
Done quite a few houses into flats like that. They all seem to manage OK fed from the single supply. With just lights, plugs and cooker I doubt there will be a problem. Metering can be though, a lot of fiddling with the cash meters, but thats the landlords problem !

Single bed flat may be ok with single oven off the ring?

possible not need separate 32A circuit.

Electric showers may be an issue if they need them and is only 60a main fuse!

but if 80A, I think should be OK?Guiness Drink
