Does anyone know the rules about charging VAT on electrical works within listed buildings? I renewed a few lighting circuits in a grade II listed house a few months ago and charged them the dreaded VAT and now they have approached me to say I should not have. Any ideas?

Ask them for more reference details. What would happen if a small non VAT registered company did works on the property, all materials they supply would already have the VAT content included in the overall costs surely? Or do the only do contracts with VAT registered businesses?

Hahaha what is this country coming to! I have to take the day off because my daughter's greedy teachers decide to strike and then think ok, I will spend the day doing paperwork and catching up on things. Ring the VAT office for clarification on this issue and guess what? They are all on bloody strike!!! Aaarghhhhhhhhhhh

Just in case anyone is interested, I spoke to my accountant today and his tax specialist and it is a very, very grey area. Firstly, prior to doing work on a listed building it is necessary to obtain a copy of the confirmation of listing. Once you have this, file it as if you charge vat at zero rate the vat man may ask to see proof. Now, my customer never provided this but it is immaterial really as because I was replacing the circuits that were already there, the work is deemed to be general repairs / maintenance. Sounds like most rewires do not require planning consent on listed buildings but if you are altering the appearance or wiring an extension etc then that may qualify for zero rating. Nice to see HMRC keep it all simple!
