Whats a HMO

Got asked to relocate a fuseboard in a property with 4 individuals in it. They are not related, but the LL says its not a HMO.

Given the BBB suggests that AFDD's are now mandatory in HMO's - who's definition of HMO should I use? :rolleyes:

Thoughts?
 
HMO usually share facilities, lounge , kitchen, bathroom, toilet
Id go with the BBB OR get it in writing and signed and witnessed from landlord that it isn't😉😂

AFAIR the BBB doesn't define what an HMO is.

I suppose its too tricky for the UK to have a single, universal definition of a HMO?

The 2 towns closest to me have different rules as far as I know
 
Housing act 2004 explanatory notes says :-

24.The term HMO applies to a wide range of housing types, mainly in the private rented sector, that young lower-income single people, including some particularly vulnerable and disadvantaged groups, typically occupy. Physical and management standards in HMOs are often low. Current statutory controls on HMOs are confusing and have grown up over several decades.

A house in multiple occupation (HMO) is a property rented out by at least 3 people who are not from 1 ‘household’ (for example a family) but share facilities like the bathroom and kitchen. It’s sometimes called a ‘house share’.

If you want to rent out your property as a house in multiple occupation in England or Wales you must contact your council to check if you need a licence.

Which to me suggests it is 3 or more un-related single tenants who share a bathroom/kitchen.

That can’t be right? This happens every weekend at our house didn’t know I needed a licence for it to happen!!
 
My local council when i was in London didnt even know the definition themselves, they were trying to say that i had an HMO until i pointed out it was a bungalow ie a single story, that knocked it out of the HMO bracket and they went away with tail between legs, so even your local council will probably not have a good grasp on the subject!
 
How does a Bungalow knock the dwelling out of the HMO bracket?
 
From some research I did around 6 -7 years back when I did some HMO work was every local authority has their own rules

I think the only thing I can recall that was common across most authorities was multiple unrelated occupancy with 3 or more floors was a HMO but I think that was more down to having fire detection in place
