Been asked to undertake a visual inspection of the smokes in a rental property? he was adamant visual only alarm bells started here.

I get to this place to find a communal kitchen bathroom landing and hallway, all other rooms are rented out (5 in total)........Now is this a HMO and does one Aico  smoke on landing and one in hallway plus a heat in the kitchen comply?

For what ever reason this landlord is being well pushy for a document to say the smokes are fine..............just not sure about this one if I'm honest, the place is packed with foreigners (not that they are an issue) ceiling down in places loose cables hanging down from trunking, sockets hanging off the wall.......just a general ****e hole.

Yes it 100% is a HMO and those detectors do not comply. It should be a full system installed c/w panel. 

Ask to see his fire risk assessment and design as a part of the visual inspection. 

 
its a HMO. quick google comes up with this. not really done anything with HMO's, but iirc it needs a proper fire alarm, not just interlinked smoke detectors (which the few you say are there wouldnt comply anyway)

Your home is a House in Multiple Occupation (HMO) if both of the following apply:

at least 3 tenants live there, forming more than 1 household

you share toilet, bathroom or kitchen facilities with other tenants





 
Cheers lads you have just reaffirmed my feelings on this one....................looks like he is going to be a little miffed when he gets my email.....not expecting to get paid if I'm honest. :pmsl1:

Either way im not happy putting my name to it as a passable system even if only a visual inspection.

 
Carry out what he has requested and state that the installation does not comply. Better that than walk away knowing it is not right.

Zinzan street or Staverton road where would you rather work..................one place they'd nick your kit the other you'd be able to find it for sale.
