Hello

Thanks for taking the time to read this - We have recently moved into a factory location on a shared site, with normal and 3 phase supplied. There is a main central electric meter and the 4 units are sub fed and have individual meters. These are not owned by the utility companies. We have rather a dubious land lady who is obviously will pull a fast one if you turn your back for a second! Having tried to make us pay

you could always get your own electrician to fit a proper calibrated meter for you,

hide it in a little cupboard so she doesnt know its there until you tell her the bill she has gave you is double what your meter is showing!

BTW, there is some sort of law about reselling electricity for a profit, maybe someone else could tell you more about that.

for domestic supplies, you cant make a profit. for commercial, you can, but im not sure of any limitations

you can fit your own meter after the other if you wanted.

you probably could alter the meter to make it read double depending on design

also, with everything in your unit switch off, the meter should notread anything. if it does, then someone else is wired to your leccy

That's a check well worth doing. Turn EVERYTHING off over a weekend, make a note of the meter reading, and check the meter again first thing monday morning.

If the meter reading has increased over the weekend, get your own electrician round to check the wiring and make sure you are not paying for the electric to another unit.

Try the same test over night as well.

What I suspect your land lady has done is to set a tarriff to cover her costs, this is an illegal move on her part if indeed she has done this. Any rate should be given in writing before any changes in the tarriff is made. As above posts, anyone who re sells electricity is governed by the same rules as the big companies are.
