OP - why did said spark change the controller? Sounds to me that he should refit the original one FOC

But its good to hear its been resolved and for anyone reading this just start at the motorised valves ............ I've got people to put kitchen paper under them in the past to see if they "weep"

Good plan. Heating system leaks can be very hard to spot. Whilst it's hot the leakage evaporates rapidly.
