emergency lighting in domestic property

hi all

been to look at job today 3 bed terrace student house, house was rewired in 1995, the owner wants mains smoke alarms in all rooms and emergency lighting in all rooms non maintained so just a case of taking feed off each rose in room to EL. i can't find anywhere saying you must have isolaters in domestics so you can test them like fish key, then again nobody would knock the electric off to test smoke alarm battery back up is working.

anybody done this ?:|

 
i would agree that you wouldn't put test keys for domestic emg's but the emg regs does not define in what type of installation reqiures a means of test just that one is required but this is when public or employees are present.

Personally I always install an isolator directly sited next to each Em Light if fed from loop-in ceiling rose or alternatively I install a Master Isolator next to the c.u.and run in a common circuit to all Em Lights on the localised circuit.

I do recall a requirement not to cause inconvenience or danger whilst carrying out testing of Em Lights....depending on the type of location & the capabilities of people present [ age....disability etc ]......This may have to be considered taking into account the 3Hr Annual test if the c.b is being used as a test switch. In this instance in a student house I think omitting of a test switch would probably be acceptable however.

The second point is the installation of the mains powered smoke alarms...they would require interlinking...therefore it wouldnt entail too much additional work to run in the common circuit for the Em lights back to the C.u.

thats the way ive done it in Student houses, but it all depends on convincing the landlord that the extra work is required.

or you could use radio bases and wire each smoke to a light

Yep Ive also done it that way too.....not very often though ...landlords too tight fisted to pay out for them..........I beleive a lot of councils and housing associations use this method ....... can save a lot of hard graft ! :z

radio bases are not cheap though so that probably puts most landlords off

Yes .. thats what I tend to find..........its always a battle with Landlords....their usual saying is "Just do the minimum too make it safe --I dont want too spend too much on this House"... etc ! ! !

Ah.... yes....

the opening paragraphs of "Landlording for Dummies".

Chapter 1: employing contractors to maintain your property always say:-

"Just do the minimum too make it safe".

Chapter 2: golden rule for essential work to maintain your investment:-

"I dont want too spend too much on this House"

Chapter 3: normal then goes on about inventories & property damage... useful quotes....

"I am sorry but this damage was not there originally, I will have to retain your deposit!"

etc..

etc... :)
