For my sins I work for a local authority dealing with HMO's, mainly working with the fire authority on improving standards with regards to fire precautions, but also annual gas certs and the 5 yearly elect certs.
I spent 20 years working as a plumber, before retiring the toolbox and blowlamp to start a new career in surveying and inspection :innocent
Anyway, I am sure I will have more questions than I can provide answers, because I do come across some dreadful electrical installations! The worst HMO to date being 9 self contained flats with a combined total of 23 code 1 and 12 code 2 categories and numerous 3 and 4's on the periodic inspection reports.
