Full rewire EIC or PIR as landlords certificate

Hi guys,

I'm after a bit of advice.

I am quoting for a full rewire on a house that will be rented out straight after the work is completed.

My question is, will the customers be able to use the EIC as the landlords certificate? It will be a brand new rewire and must therefore comply to the 17th.

Or will they require a PIR once the EIC is done? Which would have no observations and to me would defeat the object of self certification schemes. headbang

Any thoughts?

yep EIC is good enough

if i need to PIR your work after a rewire someones in trouble !!!!!!!!!!

but seriously a full rewire with the certs at the end will do the job

EIC is worth more than PIR.

 
Thanks for the replies, it make sense for the EIC to be enough.

But lets be honest, something making sense is not always a guarantee of how things are.

But I will let the homeowner know that he will be covered.

Theoryspark, what would be worst than you picking me up on a PIR , would be if I carried out the PIR and picked my self up?!?!? how much trouble would I be in then.

Yes of course Doc, I like to keep ELECSA busy, if only to feel that I'm getting my moneys worth.

 
I think as long as the landlord can show he has taken due diligence and care to maintain the electrical installation at his property then his big fat botty parts are covered...

Now IMHO either an EIC or PIR can both achieve this requirement dependent upon the work that preceded the cert....

So Full rewire with EIC...?

In anyones book that is the whole installation verified as safe and working good! :) :worship

Surely if your rewiring the whole house then why would there be any observations to list as everything will be replaced, cables, accessories, earthing, bonding. The whole installation for a new rewire would need to be 100% compliant to BS7671 and thus the EIC would worth more than an afterthought PIR.

Just my thoughts.
